FAQ's

Q - Can we play music at the property?
A - We have a powerful (indoor) sound system with lights and additional party lights in the pub area to add to the "fun" atmosphere if required however we do ask that all guests are respectful of our neighbours and refrain from any loud music outside and no outdoor noise from 11pm.

Q - Are dogs allowed?
A - Yes! We are pet friendly and dogs are allowed in the communal areas, we ask that no pets are to go in the bedrooms. We have plenty of outdoor space however the gardens are not fully enclosed so please be mindful if letting your dog off the lead. There are so many wonderful walks from the property so you can explore our stunning Devon countryside with your four legged friends.

Q - Is the property suitable for children?
A - We have lots of options in terms of sleeping arrangements for families., plenty of extra space in many of the bedrooms for travel cots – we do have one that we can provide on request as well as a high chair. Please make sure that children are supervised at all times. The property is incredibly spacious and due to its heritage there are narrow corridors, beams, steep stairs, passages, nooks and crannies….makes a game of hide and seek quite fun!

Q - Are card payments accepted?
A - Yes however bank transfers are preferable. All card payments are taken via Sum up which incurs a 3% charge per transaction.

Q - Are there catering options?
A - We have a list of valued and recommended suppliers who have provided excellent services for guests, please ask for this and we can put you touch with whatever meets your requirements.

Q - What are the sleeping arrangements?
A - We sleep 24 people in 12 double bedrooms, (one has a futon bed, so if sharing, this allows for 25 people to sleep). There are two mezzanine sleeping areas, with king size beds, in two of the bedrooms which sleep a further 4 people so a total of 29 people can currently sleep in The Leaping Trout. Three of the rooms can be made up as either singles or doubles upon request. The sleeping areas are divided up into five sections, all named: Duck, Heron, Kingfisher, Minnow, and Otter so individual groups can be private if they wish. One section as its own living room and small kitchen so can be a cottage on its own.

Q - What outside space is there?
A - We have a large separate garden area with idyllic river frontage which is opposite the property next to our car park. Direct access from the property there is a beautiful garden with outdoor kitchen: BBQ and an "Egg" pizza oven/BBQ as well as a hot tub and lawn space.

Q - Is there parking?
A - We have a huge car park opposite the property that could cater for over 20 cars. There is also space to park a car or drop off luggage/items at the entrance of the property for ease.

Q - Why is a security deposit taken prior to arrival?
A - This is standard practice for most holiday lets, especially of this size so that in the unlikely event that anything is particularly damaged or broken we have some assurance that it can be covered. It very rarely happens and we are very understanding that accidents do happen. Subject to the property being left in a satisfactory condition it will be refunded after your stay (card payments may take 3-5 working days to be refunded).

Q - Are there smoke alarms fitted?
A - There is a very sophisticated smoke alarm system which senses in all bedrooms and communal areas and sounds throughout the property if there is a fire.

Q - Is there wifi?
A - Yes, we have superfast broadband throughout the property. A wifi code will be provided upon arrival.

Q - How does the cinema work?
A - The vintage style cinema is fully furnished with red velvet seats for up to 20 people. It has a small popcorn machine provided with kernels for your enjoyment. The screen is a 65 inch SMART TV and movies can either be watched via Netflix (provided) or guests can login to their own accounts to stream anything they wish to watch or hook up a laptop or tablet with an HDMI cable.

Q - What is provided at the property?
A - The property is fully stocked with crockery, cutlery, towels and bedlinen for up to 30 guests (please note that the extra beds as per FAQ 5 (Sleeping arrangements) linen will be provided upon request) Basic toiletries are provided in the bathrooms and a welcome pack with some essentials will be available on arrival with an introduction to the property and guidance to how everything works!

We have a lovely warm Utility area for your four legged friends and they are very welcome anywhere on the ground floor

We've re-furbished the original bar area so you can enjoy the quirk of serving yourselves drinks or we can provide a bar tender / sommelier / mixologist

  • We had a large family reunion at The Leaping Trout over the Coronation weekend. What a fabulous setting!! Plenty of rooms, the added addition of a hot tub, all in a stunning location and with lots of parking. Brian was a great host, nothing was too much trouble. Would highly recommend.
